2006 is great for real estate buyers.
Rates are in check, the market has been
very hot in southeastern Michigan for
buyers. Let me take you for a walk
through the southern St. Clair County
area--the 26 Mile Corridor.
Demographics
The Marine City area encompasses and is
a part of the 26 Mile Corridor extending
east from Palms Road to the Saint Clair
River. It includes the townships of
China, East China, and Cottrellville
plus Marine City proper. There is
something to be said about the location,
rural charm, and history that lends to
the desirability of this unique area.

Where else in this United States can you
go out your front door and be in another
country in less than a half hour (only
this long because of a possible ferry
wait or the drive to Port Huron to take
the Blue Water Bridge).
This quiet little town opens its arms to
people of all walks of life. Many
residents drive an hour or more one way
to work so they can come back to peace
and serenity of the area. Others work
right here in the area, some just a few
minutes from their job. This would
include those that chose to move their
companies to the area as well as those
who have started their own companies
after moving here. Whichever your choice
would be, there may be no better place
than the Marine City area to enjoy the
AMERICAN DREAM, your own real estate.
There is "prime" industrial and
commercial property available in this 26
Mile Corridor area. You will also find
that there may be some already
established business opportunities for
sale that may interest you.
As for housing, Marine city offers a
diversity of choice for the new
resident. There are classic Victorian
homes and many other styles of older
homes--all having their own personal
charm and character. There are classic
ranches and two story homes, as well as
modern, newer homes to choose from.
Marine City has three condominium
developments that were started this
year. East China and Cottrellville
Townships offer residential used and new
construction beginning around $65,0000
for used and $80,000 for new. There is
also acreage available offering the
ability to have your own home built.
Here, acreage sizes range from 150 x
300, about one acre, upwards.
